In plain English? Those are organic vapors and secondary proteins created by a healthy, active mold colony. When mold is “eating” something organic, like your drywall, wood framing, or even the dust on the floor, it off-gasses. That gas is what you’re smelling.
The Secret Formula for Mold
A lot of people treat mold like the “boogeyman”. This mysterious force that just appears out of thin air to ruin a real estate deal. But mold is actually very simple. It’s just the end result of a basic formula:
Organic Material + Moisture = Mold.
Since our houses are made of organic stuff (wood and paper-faced drywall), the only variable we can control is the water. If you smell that musty vapor, it’s a telltale sign that something is wet, or has been wet recently.
Why the Smell Comes and Goes
In Middle Tennessee, we have a lot of “intermittent” moisture. Your basement might smell fine in the dry heat of October, but as soon as the spring rains hit or the summer humidity spikes, the smell returns.
This happens because mold colonies can go dormant. When the water disappears, they stop growing, but they don’t go away. As soon as the humidity rises above 60%, they “wake up” and start growing (and smelling) all over again.
