Most people think a home inspection starts at the front door. It doesn’t!

When a home inspector pulls up to a house in Nashville or Middle Tennessee, the inspection has already started. Sometimes, before they even get out of the car.

Here’s what they’re looking at in the first minute.

1. The Roof Shape and Condition

The roof is one of the first things a Nashville home inspector sees.

We look at:

  • The overall shape
  • The slope
  • The age and condition
  • How water is likely draining

Even from 50 feet away, you can often spot issues. Things like:

  • Are the shingles uneven?
  • Does the roof sag in the middle?
  • Are there dark areas that suggest wear?

In Middle Tennessee, storms and heavy rain are common. Roof drainage matters! If water is not moving off the roof properly, it can lead to leaks, rot, and foundation issues. And that’s something we’ll double-check up close.

2. The Shape of the Land 

Next, we look at the lot. Is the house built on a rise? Or does it sit in a low spot?

Water always wins. And it does so by following gravity.

If the home is in a depression, water may collect near the foundation. That can lead to:

  • Crawlspace moisture
  • Basement leaks
  • Foundation cracks
  • Mold growth

In Nashville and the surrounding areas, clay soil expands and contracts. Poor drainage makes that worse. So we look at grading right away, and it gives us clues about what we may find later.

3. The Eaves and Overhangs

We also look at the eaves and soffits. How far do they extend from the house? When it rains, does water fall well away from the foundation? Or does it drop right next to the wall?

Short overhangs and missing gutters can allow water to hit the ground near the foundation. Over time, that can create moisture problems.

Again, it comes back to water.
